2018 Spring Residential Builder's Meeting - "Upcoming Code Adoptions"

MEETING DATE: Wednesday-May 16, 2018
TIME: 9:30am - 12:00pm
LOCATION: City of Brentwood Municipal Building - 5211 Maryland Way - 2nd Floor/Annex Room

The City of Brentwood Planning & Codes Department will be conducting several educational seminars during the 2018 calendar year in order to acquaint the building community of changes to the various building codes due to the City's planned adoptions of the 2018 1-Codes. During the May 16th Builder's Meeting, staff will provide an overview of the significant code changes in the 2012 International Energy Conservation Code (2009 IECC to 2012 IECC) and the 2018 International Residential Code. (2012 IRC to 2018 IRC) The meeting will also cover potential drainage concerns within established subdivisions.

2012 International Energy Conservation Code

The State of Tennessee Department of Commerce & Insurance requires local governments to be within two (2) publications of the most recent published edition of the International Code Council (ICC) codes. With the recent release of the 2018 I-Codes, the City of Brentwood is required to update to the 2012 IECC. The tentative adoption date is set for July, 2018.

Adoption of the 2018 International I-Codes; excluding the 2018 IECC

The City of Brentwood is moving towards adoption of the 2018 I-Codes which includes the International Residential Code. Staying current with the most recent published I-Codes contributes to the City of Brentwood's overall Building Code Effectiveness Grading (BCEGS) classification established by the Insurance Services Office. (ISO) Tentative adoption date: January 2019.

Site Drainage Concerns in Established Subdivisions

Major improvements to residential structures within older-established subdivisions have been on the rise in recent years. Topography, increased surface water volume and the effect on neighboring properties must be taken into consideration during the design stage. (Increased footprint of the structure, increase in impervious surfaces, etc.)
