🏡 Residential Infill Development Permit (RIDP)

Effective August 1, 2026, the City of Brentwood requires Green Infrastructure Controls (GICs) on qualifying residential construction, redevelopment, and rehabilitation projects under Code of Ordinances Chapter 56, Article I (Sections 56-45 and 56-46). A Residential Infill Development Permit (RIDP) is required for projects that create a net increase of 800 square feet or more of impervious area and involve new residential development, a substantial rebuild lot, a property in the Hillside Protection Overlay District, or a Transitional Lot. Projects are assigned to one of three tiers based on net added impervious area — Tier 1 (800–8,500 sf), Tier 2 (8,500–20,000 sf), and Tier 3 (greater than 20,000 sf) — with treatment, peak-flow calculation, and engineering review requirements increasing at each tier. Approved GICs include cisterns, dry wells, modified French drains, permeable pavers, rain gardens, and vegetated filter strips, each sized to capture the first inch of rainfall runoff from the added impervious area. The resources below provide full design guidance, the required project checklist, and the standard Declaration of Restrictions and Covenants for recording GICs on a property.
